A fit-out, priced once and changed on the record.
A fit-out is a fixed scope with a fixed price until the first variation. Draft locks the scope and treats every variation as a change: costed, dated, decided by the person who holds the budget, and reconciled at the end against the invoice.
The position, before and after each change
Baseline, approved changes, forecast, pending, projected. The budget holder sees the number move only when a change is approved, and sees what is still waiting on a decision.

A variation, decided within authority
The client's representative asks for something that was not in the scope. It arrives as a raised change with its cost and days, routed to whoever holds the limit that covers it.
Owner-requested underfloor heating
Owner asked for underfloor heating in the new bathroom — extra pipework and a manifold.
Closed on the numbers
At handover the invoice is reconciled line by line against the approved changes, and the report shows the position per job with what was invoiced beside it.

The rule
The loop is the same at any size.
A fit-out and a new build are governed the same way as a renovation or a refit: raise, see impact, decide, update. Only the vocabulary of the trade changes.
